Building regulations
Building regulations, the step after planning.
Planning permission says what you may build; building regulations say how it must be built: structure, fire, sound, insulation, drainage and access. Every extension, loft, conversion and new home needs building regulations approval and, at the end, a completion certificate, which is what buyers and lenders ask for. We prepare the drawings and specification, coordinate the structural calculations, submit to building control, and answer the inspector’s questions during the build.

What you get
From drawings to sign-off.
Everything building control needs, coordinated for you.
Drawings and specification
Building regulations drawings and the specification your builder works to.
Structural calculations
Coordinated with a structural engineer, so the drawings and the calculations match.
Submission
Full plans or a building notice, and which one suits your project.
During the build
The inspector’s questions answered, so the work can be signed off at the end.
Regularisation
For work already done without approval, the route to putting it right.
Price and time
What it costs and how long it takes.
A clear price in writing before any work starts.
Quoted in writing on your approved scheme, before any work, because the scheme decides the price. Building control’s own fee is paid by you directly.
Full plans approval typically takes five to eight weeks. A building notice lets work start two days after notice is given, but without prior approval of the drawings.

FAQs
Building regulations questions.
Is building regulations approval the same as planning permission?
No. Planning decides whether you can build; building regulations decide how it must be built. Most projects need both.
Full plans or building notice: which do I need?
Full plans gives approval of the drawings before work starts and suits most projects. A building notice is quicker to start but carries more risk. We advise on which fits.
What if the work was done without approval?
A regularisation application can put it right. We prepare what building control needs to assess the work.
Do I need a structural engineer?
Usually, yes, for structural changes. We coordinate the engineer for you.
What is a completion certificate?
The certificate building control issues when the work is signed off. Buyers and lenders ask for it.
Can you introduce a builder?
Yes. We can introduce builders we have worked with.
