Design
Design and drawings, by the people who prepare the planning case.
We find out what the council will accept first, then draw. Our design work exists to get the most from a building within the rules: the right number of rooms or flats, extensions and lofts that add space and light, and detail a builder can price and build from. Because the same people prepare the planning case, nothing is drawn that cannot be approved or built.

What you get
From the survey to build-ready detail.
Accurate drawings for planning, building control and your builder.
Measured survey
An accurate survey of the property, the base for every drawing that follows.
Existing and proposed drawings
Plans, elevations and sections for the planning application.
Layouts for space, light and value
The most from every square metre, within what the council will accept.
Build-ready detail
Drawings for building regulations and for builders to price and build from.
Lease and Land Registry plans
Plans to the standard a lease or title needs.
Planning alongside
The planning case prepared from the same drawings, so the two always match.
The projects we design most often.
Extensions and lofts
Many rear extensions and loft conversions can be built without a planning application, under permitted development. We check which route applies to your house before anything is drawn, design the space for light and value, and handle the application or certificate where one is needed.
HMO and flat layouts
Rooms and flats laid out to the space standards councils and licensing teams apply, so the design and the planning case match.
Price and time
What it costs and how long it takes.

FAQs
Design questions.
Do I need drawings to apply for planning?
Yes. Every planning application needs existing and proposed drawings to the council’s standards.
What is included in a measured survey?
An accurate measurement of the property, inside and out, which every later drawing is based on.
Can you work from my existing drawings?
Often, yes, if they are accurate. We check them first and survey only what is missing.
Do you produce 3D visuals?
No. We focus on accurate drawings for planning and for building.
What happens after planning?
We prepare the building regulations drawings for the same scheme, quoted once the planning is in.
