Planning feasibility
A planning feasibility report, before you buy or commit.
Before you buy a property or spend on drawings, it pays to know what it can become. Our planning feasibility report looks at the property, its planning history and the policies that apply to it, then sets out the realistic options, the risks and the strongest route through planning. It is a detailed written report you can use to decide your next step. For buyers, developers and landlords weighing a larger scheme across Greater London.

FAQs
Planning feasibility questions.
How is this different from the answer you give within 24 hours?
Every enquiry gets our first view within 24 hours. The feasibility report is the detailed written version: the options, the policies, the risks and the route, set out in full.
What do I need to send?
The address and what you have in mind. Any existing drawings or particulars help, but are not essential.
Do you visit the property?
The report is desk-based. A site visit can be added where it will change the answer.
Is it worth it before I buy?
It is the cheapest point to find out what a property can become, and what it cannot.
What happens after the report?
If you go ahead, we can take the scheme through design and the planning application.
Does the report mean I will get planning permission?
No. It sets out what the council is likely to accept, the options and the risks, based on policy and past decisions. Only the council, or the Planning Inspectorate on appeal, can grant permission.
Is this the same as pre-application advice from the council?
No. The report is our written assessment, before you commit to a purchase or to drawings. Pre-application advice is the council’s own written view, for which it charges a fee. If you go ahead, we can request it alongside an application for £360 plus the council’s fee.
What is not included in the report?
It is a planning appraisal. It does not include a valuation, build costs or a technical survey. Where something outside our scope would change the answer, we say so.
